Offer Bot turns your own purchase agreement into a reusable, auto-fillable document. The first step is uploading the PDF — once it's in, you can place fields, map them to property and contact data, and generate offers on demand.
Before you start
- Offer Bot requires a Pro+, Scale, or Dealmaker plan. Free and Starter accounts see an upgrade prompt instead of the uploader.
- Your phone number must be verified on your account.
- Have your contract ready as a standard PDF (a state association form, your attorney's purchase agreement, an assignment, etc.).
Open the uploader
- In the left sidebar, click Offer Bot.
- Select the Offerbot Templates tab.
- Click Upload Template in the top-right corner. (If you have no templates yet, use the Upload Your First Template button in the empty state.)
Upload your PDF
- Enter a Template Name — for example, "PA Cash Purchase Agreement." This field is required. If you leave it blank, the name auto-fills from the file name.
- Optionally add a Description so teammates know when to use it.
- Drag your PDF into the dashed drop zone, or click Browse Files and choose it.
- Confirm the file name and size appear, then click Upload Template.
A progress bar runs while the file uploads. On success, you're taken straight into the drag-and-drop editor so you can start placing fields.

If your PDF is locked, Offer Bot blocks the upload before it starts and points you to free tools (PDF Candy, SmallPDF, iLovePDF) to remove the protection. Re-save the unlocked copy and upload again.
Tips for a clean template
- Flatten complex forms first. Offer Bot reads the PDF as a layout and lets you drop your own fields on top — you don't need the PDF to already contain form fields.
- Use the highest-quality export. Scanned or low-resolution PDFs make precise field placement harder.
- One contract per template. Keep a separate template for each agreement type so the field set stays predictable.
What happens next
Uploading only stores the document. To make it generate filled offers, continue with:
- Map offer PDF fields to connect each field to property and contact data.
- Place e-sign signature and initial blocks for documents that need signing.
- Generate an offer from an MLS listing once the template is mapped.
To edit a template later, return to the Offerbot Templates tab and use the Edit action on its card. You can also delete a template there; that action cannot be undone.
