Use the Market Data Tool to Research a Market

Market Data gives you a fast read on any area before you spend money on a list or a deal. Filter to a county, pick a time range, and Revamp365 pulls live sale activity, listing-status distribution, and recent sales that closed below their estimated value.

Open Market Data

  1. In the left sidebar, open Resources.
  2. Click Market Data. The page loads with a default county already selected, so metrics appear right away.

Set your filters

Use the four filter dropdowns under the header to scope the data:

Filter What it does
State Narrows to one state
County The primary filter; picking a county auto-fills its state
City Further narrows results (availability varies by area)
Zip Code Tightest scope (availability varies by area)

County is the most reliable filter and is where you'll do most of your research. Click Clear all to reset every field. Metrics only load once at least one filter is set, so don't clear everything and expect numbers.

The Market Data filters and the 1M / 3M / 6M / 1Y Period toggle

Choose a time range

The Period control in the top-right toggles the lookback window for the metrics and the sold table:

  • 1M — last 30 days
  • 3M — last 90 days
  • 6M — last 180 days
  • 1Y — last 365 days

Each metric card compares the current window against the prior one (for example, 1M shows "vs last month") and flags the change with a green or red trend chip.

Read the Key Metrics

The metrics grid surfaces eight numbers for your filtered area:

  • Sold Under Market — below-value transactions
  • Avg. Sale Price and Avg. Closed PPSF (price per square foot)
  • Avg. Days on Market — lower is treated as a positive trend
  • Flipped Properties and New Listings
  • Pending Sales and Closed Properties

Each card also shows the previous-period value so you can see direction, not just the snapshot.

Check Listing Watch and recent sales

Listing Watch breaks active inventory into statuses (Active, Active Under Contract, Pending, Coming Soon, Closed, and more) with a count and percentage for each, plus a running total. Pending and Closed counts reflect the last 7 days.

Sold Under Market Value lists the top 50 recent sales for your filters. Each row shows the address, MLS number, days on market (DOM), closed price, and the estimated AVM and ARV, with a chip showing how far the sale price landed below each estimate. This is your shortlist of motivated, below-value closings to study.

Turn signals into action

Use a soft market (high DOM, lots of below-value sales) to justify aggressive offers, then pull comps on a specific address with Instant Comp. When a county looks promising, build a target list in property search and run a campaign against it.
