What Unlisted (Off-Market) Property Search Is
Unlisted Property Search is where you find off-market homes that are not listed on the MLS. It searches nationwide property and ownership records so you can build targeted lead lists by location, owner profile, and distress signals.
Where to find it
Unlisted Property Search is the default screen after you log in. From anywhere in the app, open it at the Unlisted Properties area, where you land on the Search page with a map and a results panel side by side. New to the platform? Start with What Is Revamp365 and the dashboard overview.
The data behind it
Every result is drawn from public property and county records, not from active listings. For each property you can see:
| Data group |
Examples |
| Property specs |
Beds, baths, building area, lot size, year built |
| Ownership |
Owner names, mailing address, ownership type |
| Valuation |
Assessed value, market value, AVM, and Revamp ARV |
| Sale history |
Last sale price, recording date, buyer and seller |
| Mortgage & equity |
Loan type, lender, open liens, equity position |
What you can filter for
A county is required to start a search. From there you narrow results with city, ZIP, and detailed criteria grouped into Location, Specs, Ownership, and tag filters:
- Ownership — absentee, out-of-state, trust-owned, corporate, and elderly owners
- Distress — foreclosure / REO, pre-foreclosure, probate, pre-probate, tax delinquent, vacant, and long-term ownership
- Condition — fixer-upper, value-add, aging property, large lot, multi-unit
- Market — failed listings, below-market sales, recent sales, and flip potential
What you can do with results
Once a search returns properties, you can:
- Browse results on the map or as a grid/list.
- Save the criteria as a reusable saved search so you can re-run it later.
- Add properties to a My List to organize a campaign.
- Skip trace a list to append owner phone numbers and add those owners as contacts in your CRM.
- Export a list to CSV with valuation and skip-trace columns for a mail house or dialer.
Where to go next
These deep-dive guides walk through each step:
- Run your first unlisted search
- Filter by motivation signals
- Filter for tax-delinquent and probate properties
- Save a search as a reusable list
- Skip trace a saved property list
- Push a property list into the Contacts CRM

Running Your First Off-Market Property Search
Off-market (unlisted) search lets you build targeted seller lists from public-records data — no MLS listing required. This walks you through your first search end to end: pick an area, apply a few filters, and review what comes back.
Open the search
From the left navigation, open Property Search. This is also your default landing screen after login. On the first visit you'll see a Start Your Search overlay on the map — that's expected. Nothing loads until you set a search area, so the map stays empty on purpose.
If it's your very first time, a short guided tour points out the key controls. You can restart it anytime from the filter bar.
Pick your area and filters
Click Advanced Filters to open the Advanced Search panel. The left side groups your filters into sections:
| Section |
What it controls |
| Location |
County (required), City, ZIP |
| Specs |
Beds, baths, square footage, lot size, property type |
| Ownership |
Owner type, absentee status, length of ownership |
| Filters |
Equity, Market Status, Ownership, and Distress signals |
Start in Location and choose a County — this is required and determines which records database is queried. Optionally narrow by City or ZIP.
Then add just a couple of filters to keep your first list manageable. Good starting points:
- A high-equity or free-and-clear equity tag
- An absentee or out-of-state owner signal
- A distress signal like vacant or tax-delinquent
Each filter shows a live match count so you can gauge list size before running it. When you're ready, click Apply.
Review your results
Results paint into the view as they stream in. Use the toggle to switch between Map, Grid, and List layouts. A floating indicator shows loading progress on large counties.
Above the results, scorecard counters tally how many properties match each category — Absentee, Vacant, High Equity, Free & Clear, Tax Delinquent, and MLS — updating as your list loads. Click any property to open its detail view with ownership, tax, and public-records data.
Researching a single address instead? Use the property lookup field in the filter bar to pull one property's full record directly.
Save what you found
Once results look right, you have two ways to keep them:
- Save Search — stores your filter criteria so you can rerun the same query later.
- Add to List — saves selected properties into a named list you can revisit, export, or skip trace.
Where to go next
This is the quick happy path. For deeper control of any single step, see:
- Filter off-market properties by location and polygon
- Filter off-market properties by motivation signals
- Save a property search as a reusable list
- Skip trace a saved property list
If a search returns nothing, check troubleshoot zero-result property searches — usually it's filters that are too narrow for the chosen county.
Import a Property List from CSV and Map Columns
Already have a list of property addresses — a county export, a driving-for-dollars run, or a spreadsheet from another tool? The property list importer loads them into a Revamp365 list in four steps: pick where they land, map your address columns, tag the batch, and start the import. From there you can skip trace, export, or push the list into your CRM. Nothing is imported until you click Start Import, so every earlier step is a safe preview.
Open the property list importer
Open Unlisted Property Search from the left navigation, then click Upload property list. The importer runs through four steps — Upload, Map Fields, Settings, and Results — shown down the left rail, and you can move back to any completed step. New to off-market search? Start with what unlisted property search is.
Choose a destination list and upload your file
On the Upload step, first tell Revamp365 where the properties should land:
- Create new list — name a brand-new list.
- Add to existing list — pick one of your uploaded lists from the dropdown.
You must choose one before the upload button turns on. Then drag a comma-delimited CSV or TXT file (up to 100 MB) onto the drop zone or click Choose file, and click Upload & continue. Not sure of the format? Click Download sample CSV for a file with the expected columns already in the header row. Revamp365 reads your header row and the first few rows so it can suggest a mapping for each column.
Map your columns
On Map Fields, every column gets a Map to dropdown and a few sample values; columns Revamp365 recognizes show an Auto matched badge — double-check them. The targets are:
- R3id (Property ID) — the platform's own property ID. Map it when you are re-uploading a file you previously exported from Revamp365, so the original property records are preserved.
- Property Address, City, State, Zip Code — the location of the property.
- County, FIPS Code, APN (Parcel Number) — location identifiers.
Set anything you do not need to Skip. Before you can continue you must map Property Address, City, State, and Zip Code, plus at least one of County or FIPS — county and FIPS both identify the jurisdiction, so one is enough. No field can be mapped twice. A banner at the top tells you exactly what is still missing, and a Live preview of the first rows updates as you map so you can confirm the data lands where you expect.
Tag rows and attach saved map lists
On Settings you can label the whole batch and connect it to your saved lists:
- Tags — comma-separated tags applied to every imported row (for example,
probate, high-equity).
- Map lists — tick any of your saved map lists (My Unlisted Lists) to attach matched property IDs. Rows that carry or resolve to a property ID are added to those lists; rows without an ID still import, but are skipped for the map lists.
If you started from the AI cleanup path below, the destination-list choice also appears here, because that path skips the upload-step list picker.
Clean up a messy file with AI
If your file has odd delimiters, merged columns, or junk rows, click Messy file? Let AI clean it up for you on the Upload step. Drop the file, describe what to fix in plain English, and tick the box to confirm you understand it is processed by our AI provider. You get a before / after preview and the estimated AI usage cost before anything is applied; only a small sample of rows is ever shown to the model to build the cleanup plan, which is then applied to every row.
AI cleanup handles files up to 100 MB and 20,000 rows, and sets aside any rows it cannot place for you to download. When it looks right, choose Use this cleaned file to drop into mapping — then pick your destination list on the Settings step. The contacts importer uses the same tool; see import contacts from CSV.
Start the import and read the results
Click Start Import. Large files process in the background, so the Results step shows live progress — processed, created, skipped, and errors — and you can cancel while it runs. When it finishes you get a summary, and if any rows failed you can Download errors for a CSV to fix and re-import just those rows. If progress sits at zero for more than a few seconds, the background queue worker may not be running — ask your admin to start it.
What to do with an imported list
Once the properties are in your list, you can:
- Skip trace it to append owner phone numbers and emails — see skip trace a saved property list.
- Export it for a mail house or dialer — see export a property list.
- Push it into your CRM as contacts — see push a property list into Contacts CRM.
Troubleshooting
Most problems are flagged inline before the import starts. Here is what the common ones mean and how to clear them:
| Symptom |
What it means |
How to fix |
| The upload button stays disabled |
No file chosen, or no destination list selected |
Pick or name a list and choose a CSV, then click Upload and continue |
| The file is rejected as the wrong type |
The file is not a .csv or .txt (often an .xlsx) |
Export it as CSV from Excel, Numbers, or Google Sheets |
| The file is over 100 MB |
The file exceeds the import size limit |
Split it into smaller CSVs or remove unused columns |
| "Map: Property Address, City, State, Zip Code" |
Required columns are not mapped yet |
Map each listed field on the Map Fields step |
| "At least one of County or FIPS must be mapped" |
Neither location identifier is mapped |
Map either a County or a FIPS column |
| "Each field can only be mapped once" |
Two columns point at the same field |
Set one of them to Skip, or to a different field |
| "This file only has headers" |
The file has no data rows |
Upload a file with at least one property row |
| Processing stays at 0% |
The background queue worker is not running |
Ask your admin to start the import worker |
Frequently asked questions
Do I have to pick a list before uploading? Yes — choose Create new list or Add to existing list first. If you use AI cleanup, you pick the list on the Settings step instead.
Which columns are required? Property Address, City, State, and Zip Code, plus at least one of County or FIPS.
What is R3id? It is the Revamp365 property ID. Map it only when re-uploading a file you previously exported from Revamp365, so the original property records are preserved.
What file types and sizes are supported? Comma-delimited CSV or TXT up to 100 MB.
Why were some rows skipped for my map lists? Map lists match on property ID. Rows that do not carry or resolve to an ID still import into your list, but are skipped for the saved map lists.
Can AI clean up a messy export? Yes — use Messy file? Let AI clean it up for you on the Upload step. It handles files up to 100 MB and 20,000 rows.
How is this different from importing contacts? This importer loads properties into a property list you can skip trace or export. To import people into your CRM, use import contacts from CSV.
