Use the Market Data Tool to Research a Market
Market Data gives you a fast read on any area before you spend money on a list or a deal. Filter to a county, pick a time range, and Revamp365 pulls live sale activity, listing-status distribution, and recent sales that closed below their estimated value.
Open Market Data
- In the left sidebar, open Resources.
- Click Market Data. The page loads with a default county already selected, so metrics appear right away.
Set your filters
Use the four filter dropdowns under the header to scope the data:

County is the most reliable filter and is where you'll do most of your research. Click Clear all to reset every field. Metrics only load once at least one filter is set, so don't clear everything and expect numbers.
Choose a time range
The Period control in the top-right toggles the lookback window for the metrics and the sold table:
- 1M — last 30 days
- 3M — last 90 days
- 6M — last 180 days
- 1Y — last 365 days
Each metric card compares the current window against the prior one (for example, 1M shows "vs last month") and flags the change with a green or red trend chip.
Read the Key Metrics
The metrics grid surfaces eight numbers for your filtered area:
- Sold Under Market — below-value transactions
- Avg. Sale Price and Avg. Closed PPSF (price per square foot)
- Avg. Days on Market — lower is treated as a positive trend
- Flipped Properties and New Listings
- Pending Sales and Closed Properties
Each card also shows the previous-period value so you can see direction, not just the snapshot.
Check Listing Watch and recent sales
Listing Watch breaks active inventory into statuses (Active, Active Under Contract, Pending, Coming Soon, Closed, and more) with a count and percentage for each, plus a running total. Pending and Closed counts reflect the last 7 days.
Sold Under Market Value lists the top 50 recent sales for your filters. Each row shows the address, MLS number, days on market (DOM), closed price, and the estimated AVM and ARV, with a chip showing how far the sale price landed below each estimate. This is your shortlist of motivated, below-value closings to study.
Turn signals into action
Use a soft market (high DOM, lots of below-value sales) to justify aggressive offers, then pull comps on a specific address with Instant Comp. When a county looks promising, build a target list in property search and run a campaign against it.
Use the Property Calculator to Run Deal Numbers
Revamp365's Property Calculator turns a property's price, repair, and rent figures into the metrics that decide a deal: ROI, cash-on-cash, cap rate, DSCR, and monthly cash flow. It runs live, recalculating the moment you change any input.
Open the calculator
- Go to Property Search in the left sidebar.
- Click any property to open its detail view.
- Select the Calculator tab (calculator icon).
When you open a property, the calculator auto-fills from that property's data: purchase price from the list price, ARV and AVM from comps, gross rent from the rent estimate, and taxes from tax history. Renovation seeds at $50/sqft for flips and $10/sqft for rentals — adjust everything to your own numbers.
Choose Flip or Rental
Use the toggle in the top-right to switch strategies. Each mode is three columns:

Run a flip
- Enter Purchase Price, Renovation, Closing Costs, and After Repair Value (ARV).
- Set financing — Rate %, Points, Term, and Loan Amount (defaults to 90% loan-to-cost hard money).
- Add monthly carry: taxes, insurance, utilities, repairs, and misc.
- Drag the Hold Duration slider (1 to 12 months) to set your holding period.
- Set Sale Debits percentages for commissions, transfer tax, and concessions.
The Results column shows Projected Net Profit plus pass/fail dots: profit over $30k, COC over 10%, and cash needed under $50k.
Run a rental
- Enter purchase, renovation, closing costs, and Estimated Value (AVM).
- Set financing and loan amount (defaults to 70% loan-to-cost).
- Enter Gross Rent and Other Income.
- Adjust operating expenses — vacancy, utilities, management, CapEx, repairs, and other. Vacancy, CapEx, and repairs each default to 5% of rent.
You get Monthly Cash Flow, cap rate, DSCR, net operating income, plus appreciation and debt paydown estimates.
Tips
- Any field you type into is locked as a manual override, so reloaded property data won't overwrite it.
- ARV drives flip profit and sale-cost percentages — pull a defensible number first with Instant Comp.

Calculations happen in your browser and aren't saved to the property, so screenshot or note any scenario you want to keep.

Revamp365 gives you two learning resources that work better together: Revamp University (guided video courses) and the Help Center (searchable written how-to articles). Use video to learn a workflow end-to-end, then keep the matching article open while you do it for real.

Both links sit next to each other in the left sidebar under the Resources area, so you can jump between them in one click.
Start with a video course in Revamp University

Open Revamp University from the sidebar. The page header reads Training & Education.

Browse the course cards. Each card shows a thumbnail and a progress bar with a % Complete label, starting at 0% Complete.

Click a card to open the full-screen course player. The left panel lists every video in that course; the right panel plays the selected one.

After watching a video, click Mark Complete. The button changes to Completed with a green check, and the course percentage climbs.

Work through the videos in order. Your progress is saved to your account, so you can leave and pick up where you stopped.
Pull up the matching Help Center article
Video shows you the flow; the Help Center gives you the exact button names and field values to reference while working.
- Open the Help Center from the sidebar.
- Type what you are trying to do into the search bar (for example, "import contacts" or "booking link").
3. Open the best-matching article and follow its numbered steps in a second tab while the product is in front of you.
4. Browse by category when you want the full set of articles on one feature instead of a single answer.
Put both to work on a real task
A reliable loop for any new feature:
- Watch the relevant Revamp University course to see the whole workflow.
- Search the Help Center for the specific step you are on.
- Do the task in the product with the article open beside you.
- Mark Complete in the course once you have done it yourself.
For example, after a course on scheduling, follow the real estate booking and scheduling guide to set things up. After a CRM course, use tags, saved views, filters, and lists to organize contacts, then create your first automation to put that workflow on autopilot.
Which one to reach for
- Pick Revamp University when a feature is new to you and you want to see it demonstrated from start to finish.
- Pick the Help Center when you know roughly what to do and need one precise step, a field name, or a quick refresher.
If you are on a Free plan and the Revamp University link sends you to the pricing page, use the Help Center in the meantime. Its articles are open to everyone and cover the same features in writing.
Generate a Proof of Funds Letter
A proof of funds (POF) letter shows sellers and agents that you can close. Revamp365 includes a free Proof of Funds Generator that builds a formatted PDF from five fields and emails it to you, so you can attach it to an offer right away.
Open the generator
- In the left sidebar, expand Resources.
- Click Proof of Funds Generator. This opens the Proof of Funds Generator page.
You do not need a paid plan or any setup to use it.
Fill out the form
Every field below is required. If any field is left blank when you click submit, the form shows an error and does not send.

A few specifics worth knowing:
- Use the address picker. Selecting a suggestion fills the address that prints on the letter. Typing free text without choosing a result can leave the field empty.
- Cents are dropped. The price prints as a whole-dollar figure, so
85,000.00 appears as $85,000 on the letter.
Send and receive the letter
- Click Send Proof of Funds via Email.
- The button changes to Sending Email... while the PDF is built and delivered.
- A success toast confirms the PDF was sent to the email address you entered.
The letter is emailed to you, not downloaded in the browser. Check that inbox (including spam) and download the attachment from there.
What the letter says
The generated PDF is a standard one-page POF letter addressed "To Whom It May Concern," referencing your property and offer price. It states that funds are available to close on that property for the purchase price you entered, subject to final underwriting, and is issued on behalf of:
- RV3 Capital Investments, LLC (the named private lender)
- Signed by Ryan Moran, Funding Department, contact (215) 544-2128
Because the funding entity and signer are fixed, this tool produces a generic lender-style letter. If a seller requires proof tied to your own bank or your own lender, request that letter directly from that institution instead.
Troubleshooting
- "Please fill in all required fields" — one of the five inputs is blank, most often the address (confirm you picked a suggestion).
- Session or 419 error — refresh the page and submit again; the form will reload your session.
- No email arrived — if the page says your request was submitted but the email had an issue, the request is still saved and the team can resend it; re-check spam first.
Put the number to work
Before you generate the letter, pin down a defensible offer price so the POF amount matches your analysis. Run the deal through the Property Calculator to set your max offer, then enter that figure as the purchase price here.
Use the Instant Comp Tool to Get Fast Property Comps
Instant Comp pulls comparable sales for any U.S. address so you can estimate value and ARV in minutes. Type an address, confirm a few filters, pick your comps, and generate a report.
Open Instant Comp
- In the left sidebar, open Resources, then click Instant Comp (it loads at
/resources/instant_comp).
- In the search box, start typing the subject property's address and select the match. The tool pulls the property card (beds, baths, type, sqft, lot, year built, school district).
Saving comp history and generating reports requires a paid plan. Free and guest users can search and view results but history is not saved.
Step 1: Edit or confirm the search criteria
Once the property card loads, set the comp parameters on the right:
- Property Type — pre-filled from records; add or remove types.
- Closed With-in — 3, 6, 12, 18, 24, or 36 Months. Defaults to 6 Months.
- Max Distance — search radius in miles from the subject.
- Data Source — Public Record, MLS, or Both. MLS is only available in covered states; outside them the tool uses Public Record automatically.
Click More to expose extra filters: Sqft (min/max, pre-set to ±20% of the subject), School District, Beds, Baths, and Status. When ready, click Confirm Information. The button reads Edit Information after the first run so you can re-run with new filters.
Step 2: Review and select comps
The tool returns up to 50 matches and shows a Found count plus an AI-written Summary.

Click any comp card to open its detail. Tick the comps you want to keep; the selected count appears on the Get Report badge.
Generate the report
- Select at least one comp (the button is disabled until you do).
- Click Get Report to open the Comparable Market Analysis, which averages your selected comps into an estimated ARV.
- Use Ask AI to chat through the selected comps and valuation.
Signed-in runs are saved to your history (the clock icon), so you can reopen a prior comp set or start a fresh one with the + button.

Use the Legislation Tracker to Follow Real-Estate Legislation
The Legislation Tracker monitors wholesale real-estate and investor bills across all 50 states plus the U.S. Congress, syncs them daily from LegiScan, and adds an AI summary of how each bill affects wholesalers. Use it to spot licensing, disclosure, and contract-assignment changes before they hit your deals.
Open the tracker
- In the left sidebar, open Resources.
- Click Legislation Tracker (the scale icon). This loads the national map at
/resources/legislation.
The page is public, so you can also share it with partners who do not have a Revamp365 login.
Read the national map
The landing page shows a color-coded U.S. map and matching jurisdiction grid. Each state is shaded by its highest active risk level:

Hover any state for a tooltip with its risk and bill count. The hero cards summarize Bills Tracked, States Active, Critical Risk, and High Risk totals across the country. Data syncs daily at 03:00 UTC.
Drill into a state
Click any state on the map or in the grid to open its detail page. There you can:
- Filter bills with the All / Active / Enacted toggle. "Active" shows introduced and in-committee bills; "Enacted" shows passed and effective laws.
- Read each bill card, which shows the bill number, a status badge (Introduced, In Committee, Passed, Enacted, or Failed/Dead), and a colored risk badge.
- Open View Full Legislative Bill to read the official LegiScan source in a new tab.
- Page through results — 20 bills load per page.
Use the AI bill analysis
Every analyzed bill includes two AI-written sections:
- Summary — what the bill does in plain English.
- What This Means for Wholesalers — the practical impact on assignment, marketing, or licensing.
A tag classifies each bill as license required, marketing restricted, disclosure required, registration required, or other. Newly synced bills may show "AI analysis pending" until the analysis job runs.
Find answers and share
- Use View Regulations & FAQ in the hero for national questions on wholesaling legality, equitable interest, and double closings. State pages carry their own FAQ accordion.
- Use the share buttons on any page or bill card to send a link to a partner or attorney.
