Push a Property List Into the Contacts CRM as Contacts

Once a list has been skip traced, Revamp365 can promote the owners with real phone or email data into your Contacts CRM as records you can text, call, tag, and work. The promotion happens from the Buyer Skip Tracing page, not from the property search grid.

Where this lives

Open Buyer Skip Tracing from the left navigation (URL /skip-tracing). The page header reads "Buyer Skip Tracing" and shows a Skip Trace Stats row (Total Buyers, Successful Returns, Emails Found, Phones Found, and more). This page is gated: Free-tier accounts are redirected away, and you need buyer-search access for the sections to load.

Under the stats, use the Select Section dropdown to choose Buyers, Unlisted Properties, or Uploaded Buyers. The fully working push-to-contacts flow is the Buyers section.

Skip trace the list first

The Add to Contacts button stays disabled until the list has at least one successful skip trace, because contacts are built from the returned phone and email data.

  1. In the Buyers section, pick a list from Select Buyer List. The dropdown shows each list name and its buyer count.
  2. Read the detail line: buyers, skip traced, green successful, red failed.
  3. If nothing has been traced, click Start Skip Tracing (it reads Re-Skip Trace once results exist).

Push the list into Contacts

Click Add to Contacts (N), where N is the successful count. The button spins to "Adding..." and posts the whole selected list. On success you see "Successfully added to contact page."

What Revamp365 does for each buyer:

  • Only buyers whose skip trace returned a phone number or an email become contacts. Buyers with neither, and buyers with no name and no email, are skipped.
  • Each contact is matched by email or name. An existing match is updated (phones, emails, names, last-known property merged in); no match creates a new contact.
  • Every record is tagged Skip-Traced plus the list name, so the list becomes a tag you can filter on.
  • Owned and sold properties and any company names found for that owner are attached to the contact record.

After the push

Open Contacts to confirm the records landed, then filter by the list-name tag or the Skip-Traced tag to isolate everything you just pushed. From there you can save that filter as a reusable view. Gotchas

  • Unlisted Properties section: its Add to Contacts button currently shows an "under development" notice and does not create contacts yet. Use the Buyers section for the working flow.
  • Re-running is safe. Because matching is by email or name, pushing the same list twice updates existing contacts and merges tags instead of creating duplicates.
  • Zero successful traces means the button stays greyed out โ€” trace (or re-trace) the list until the green successful count is above zero.

Troubleshoot a Property Search That Returns Zero Results

When your unlisted property search shows the ๐Ÿ  "No unlisted properties found" empty state, it is almost always a filter or location problem, not missing data. Work through the checks below in order on the Unlisted Properties search page (your dashboard opens here at /unlisted-properties/search).

Confirm You Actually Ran a Search

The page opens in a "Start Your Search" state with a dimmed map and the prompt "Select a county to discover unlisted properties in your target area." That overlay means no search has run yet โ€” it is not a zero-result error. Click it (or the Filters button) to open Advanced Property Search, then select a county and press View Properties.

The Address Search box at the top is separate: it autocompletes one address and opens that property's detail popup. It does not run a filtered list search, so typing a street there never populates the map grid.

Set the Required County

County is the one mandatory field. In Advanced Property Search, the County field is marked with a red asterisk, and the View Properties button stays disabled until a valid county is chosen. If you click View without one, you get the toast "Please select a county."

Use the County box to pick a result like "Delaware, PA" from the dropdown โ€” typing free text without selecting a suggestion does not register a valid county. Coverage is county-by-county, so if one county returns nothing, try a neighboring county in the same metro.

Loosen Over-Tight Filters

Stacked filters are the most common cause of zero results. Each criterion is combined with AND, so narrow ranges quickly eliminate every property. Open Advanced Property Search and check these:

The left rail shows an amber count badge per section, so you can see exactly where filters are applied. To wipe everything at once, click Reset All (you will see "All filters cleared"), then search with county alone. If results appear, add filters back one at a time.

Stacking signals like Tax Delinquent plus Vacant plus a tight Year Built range is what usually zeroes out a county. For motivation-based searching, see filter off-market properties by motivation signals.

Check for an Active List or Saved Search

If you previously clicked a My List, an Uploaded list, or a Saved Search, the grid is locked to that set and ignores new county filters. A red dot or highlighted heart icon on the My Lists toggle means a list is active. Open the list menu and choose Clear, or deselect the saved search, to return to a normal county search.

City and Zip Format

City and Zip narrow results inside the selected county. Enter the city plainly (for example, Lansdowne) and use real five-digit Zips, comma-separated for several (for example, 19050, 19082). A Zip that falls outside your chosen county returns nothing โ€” the county filter wins.

Free Plan Daily Cap

Free accounts are limited to 200 search-page loads per day. Past that, the page returns a "Too Many Requests" error instead of results. Paid tiers are uncapped. If you hit the cap, wait for the daily reset or review billing usage and overages.

Still Empty

When county-only search still shows "No unlisted properties found," click Refresh Properties to re-run, then reload the page to clear a stale session. Once results return, save the working filter set as a reusable property list.

Save an MLS Search and Turn On Alerts for New Matches

A Saved Search stores your MLS filter criteria (not a fixed list of properties), so Revamp365 can re-run it on a schedule and alert you the moment new listings match. Use it when you want a buy box to keep watching the market for you.

Save your filter set

  1. Open Listing Search from the left sidebar (/property/search).
  2. Build your filters โ€” status, county, price, beds, DOM, ARV, and anything under More / Advanced Filters.
  3. In the filter bar, open the three-dot actions menu next to the Saved Searches selector and click Save.
  4. In the dialog, type a Name and confirm. The name must be unique within your account.

To update an existing Saved Search, select it first, change your filters, then choose Save. The dialog also offers Create as new so you can branch a variation without overwriting the original. Saved Searches you name appear in the Saved Searches dropdown, where you can also Set Default or Remove them.

Turn on alerts

Alerts are configured in the Notification Center, not on the search page. From the same actions menu, click Manage alerts in Notification Center, or go to Settings โ†’ Notifications (/settings/notifications) and find the Saved search alerts section.

Each named Saved Search is one row with three controls that save automatically (a brief "Saved" appears):

Set Frequency to Off to pause a Saved Search without deleting it โ€” that also disables its Email and In-app toggles.

What an alert contains

  • Alerts include only brand-new listings (very low days-on-market), so you are not re-notified about properties you have already seen.
  • The email highlights the newest match with its price, beds, baths, rent, AVM, and ARV, plus a count of how many total properties matched.
  • An in-app batch surfaces up to four new matches at once, each linking to the full property detail.

Good to know

  • Saved-search alerts are sent on paid plans only; Free accounts can save searches but will not receive alert emails or notifications.
  • Alerts respect your email preferences โ€” unsubscribing from saved-search alerts stops the emails even while the search stays saved.
  • A Saved Search watches filter criteria. If you instead want to keep a fixed set of hand-picked listings, see save a property search as a reusable list.

Filter Unlisted Property Search by City, County, and ZIP

Unlisted (off-market) property search lives at Property Search in the sidebar โ€” the /unlisted-properties/search page your dashboard opens by default after login. You geographically narrow results from the Advanced Property Search dialog using County, City, and ZIP Code. There is no draw-a-shape map tool; location is keyed to those three fields, with County as the anchor.

Open Advanced Search and set the county

  1. On the search page, click Filters (desktop) or Advanced Filters (mobile) to open the Advanced Property Search dialog.
  2. In the Geographic Area section at the top, use the County type-ahead. Type at least two characters, then pick a County, State result. County is marked with a red asterisk and is required.
  3. Click View Properties to run the search.

If you skip the county, the View Properties button stays disabled and shows a "Please select a county" toast โ€” nothing runs. The Location entry in the left rail also shows a pulsing red dot until a county is chosen.

Narrow inside the county with City and ZIP

City and ZIP are optional fields that tighten an already-selected county:

You select one county at a time, so to cover several counties, save each as its own search and switch between them.

The address bar is not a location filter

The search box at the top of the page (placeholder Address Search) is a single-property lookup โ€” it autocompletes a street address and opens that property's detail popup. It does not filter the result set by area. Use the Advanced Property Search dialog for county, city, and ZIP filtering.

About a "custom map polygon"

Unlisted Search does not include a draw-a-polygon or lasso-an-area tool. The map (toggle Map from the view switcher) plots your county/city/ZIP results and outlines an individual parcel's boundary when you open it, but it does not let you sketch a freehand search region. To approximate a tighter area, combine the required County with one or more ZIP codes, or with a City name.

Run, reset, and save

  • View Properties applies all Geographic Area and other filters together.
  • Reset All clears the form, including the county.
  • Save stores the current criteria as a named saved search.

To keep a county/city/ZIP combination as a reusable, alertable search, see save a property search as a reusable list. If a tight ZIP-level filter returns nothing, check troubleshoot zero-result property searches โ€” an overly narrow ZIP inside a small county is the most common cause. Once you have results, you can add search results to a property list.

Filter Off-Market Properties by Equity, Absentee, and Vacancy

Off-market (unlisted) property leads live at Property Search in the sidebar (the /unlisted-properties/search page that your dashboard redirects to). Motivation signals like absentee ownership, vacancy, long-term hold, and equity are set inside the Advanced Search dialog and surfaced as scorecard chips above your results.

Open Advanced Search and pick a county

  1. On the search page, click Filters (desktop) or the Advanced Filters button (mobile) to open the Advanced Property Search dialog.
  2. In the Geographic Area section, choose a County โ€” it is required and marked with a red asterisk. If you skip it, clicking View Properties shows a "Please select a county" error and nothing runs. City and Zip Code are optional narrowing fields.

The left rail lists the active filter sections: Location, Specs, Ownership, and Filters.

Set absentee and owner-type signals

Open the Ownership section for owner-behavior filters:

Control What it does
Absentee Status Toggle Absentee Owner (mail address differs from the property) or Primary Resident. Click Clear to reset.
Entity Type Check Individual, Business (LLC), or Bank or Trust to match the deeded owner type.
Name Search First/last name lookup for a specific owner.

The Absentee Owner toggle is linked to the Absentee Owner checkbox under Filters โ†’ Ownership, so setting either one keeps both in sync. The Ownership tab also offers Out-of-State Owner, Trust-Owned, Corporate Owner, and Elderly Owner checkboxes.

Use the Distress tab for vacancy and long-term hold

Click Filters in the rail to open the Intelligent Filters panel, then select the Distress tab. Check any of these tags:

  • Vacant โ€” flags likely-vacant properties.
  • Long-term Own โ€” owners who have held well beyond a typical cycle.
  • Tax Delinquent, Foreclosure / REO, Pre-Foreclosure, Probate, Pre-Probate, and Low Market Value.

How equity and ownership length surface

There is no numeric equity-percent slider on the live filter. Instead:

  • Ownership length is filtered through the Last Sale Date Range fields in the Specs section โ€” set an older max sale date to find longer-held homes, and pair it with the Long-term Own distress tag.
  • High Equity and Free & Clear are surfaced as read-only scorecard chips above your result grid once a search runs, alongside Absentee, Vacant, Tax Delinquent, MLS, and Cash Buyers. Each chip shows a live count for the current results.

Run and reuse the search

Click View Properties to apply every filter at once. Use Reset All to clear the form, or Save to store the criteria. To keep a set of motivation filters as a reusable, alertable search, follow save a property search as a reusable list. When a combination returns nothing, check troubleshoot zero-result property searches โ€” stacking Vacant, Absentee, and Long-term Own in a small county is the most common cause.

Filter for Tax-Delinquent and Probate Properties in Unlisted Search

Revamp365 tags off-market owners with distress signals like tax delinquency and probate, and exposes them as checkboxes inside the Unlisted property search. Selecting these filters narrows your county results to the owners most likely to sell.

Open the Distress filters

  1. Open Property Search from the left sidebar (the page at /unlisted-properties/search, which is also where the dashboard link lands).
  2. Click the Filters button (the gear-and-funnel icon) to open the Advanced Property Search dialog.
  3. In the left sidebar, click Filters (the purple star) to jump to the Intelligent Filters section.
  4. In the tab strip, select the Distress tab.

The Distress tab holds eight checkboxes. Tax Delinquent, Probate, and Pre-Probate are the three you want for distressed-seller lists.

Check any combination โ€” for example Tax Delinquent plus Probate to build a high-distress list. Each selected box adds to the amber count badge on the Distress tab and the Filters badge in the sidebar.

Pick a county first, then apply

A County is required. The View Properties button stays disabled until you set one, and applying without a county shows a "Please select a county" error.

  1. Click the Location tab in the sidebar.
  2. Use the County field (marked with a red *) to search and select your target county. Optionally add a City or Zip Code.
  3. Return to the Distress tab and confirm your distress checkboxes.
  4. Click View Properties (on mobile, View).

The dialog closes and your map and list reload, filtered to owners in that county carrying the distress tags you chose.

Confirm the count with the scorecards

Above the results, the Tax Delinquent scorecard (red triangle icon) shows how many properties carry that flag. When the Tax Delinquent filter is applied, that scorecard equals your full result count, which is a quick way to confirm the filter took effect. The probate filters do not have a dedicated scorecard chip โ€” verify those in the result rows' tags.

Save, stack, or clear the filter

  • Click Save (or the Saved Searches dropdown) to store the distress filter as a reusable search and get alerts on new matches. See save a property search as a reusable list.
  • Combine distress checkboxes with the Ownership tab (Absentee Owner, Out-of-State Owner) to tighten the list further.
  • Click Reset All in the header to clear every filter, including county, and start over.

If a distress search returns nothing, the flag may be sparse in that county โ€” loosen to a single checkbox or widen the area, as covered in troubleshoot zero-result property searches.

Save a Property Search as a Reusable List You Can Return To

When you find listings worth keeping in Listing Search, save them into a named "My List" so the exact set of properties is one click away later. A My List stores the specific listings you picked (their property IDs), so reopening it always shows that snapshot of properties rather than re-running a filter.

Pick the listings you want to keep

Open Listing Search from the left sidebar (/property/search). Run your filters, then choose the properties to save:

  • One property โ€” hover a property card and click the heart icon (its tooltip reads "Add to favorite").
  • Several at once โ€” click the checkbox on each card to select them, then open the Actions dropdown and choose Add to List for the whole selection.

Either path opens the Add to My List dialog, which shows how many properties you are about to save.

Save into a new or existing list

The dialog has a toggle between two modes:

Mode What it does
Create New List Type a name under "Enter list name" and the selected properties become a brand-new list.
Add to List Pick an existing list under "Choose the list" and the properties are merged into it.

Click Save to finish. A few rules to know:

  • A new list name is required, must be unique, and is capped at 20 characters.
  • When you add to an existing list, Revamp365 merges and de-duplicates the property IDs, so adding the same listing twice never creates a duplicate.
  • The "Choose the list" dropdown shows each list with its current count, like Hot Leads (14).

Return to a saved list

Saved lists live under My List โ†’ Properties (/my-list/properties). Use the Choose a list dropdown at the top to load one. The page shows a X Properties Found count and renders every saved listing as a card you can open for full details.

From this page you can also:

  • Rename the list with the pencil icon.
  • Delete the list with the trash icon.
  • Remove specific properties โ€” select their cards, then click the trash button that appears next to the selected count.

You can also reopen a saved list directly inside Listing Search: the filter panel has a My Lists section where each list can be loaded back into the results, renamed, exported, or deleted without leaving the search page.

What this is (and is not)

A My List is a fixed set of listings. It is not the same as a Saved Search, which stores your filter criteria and can email you alerts when new matching listings appear. If you instead want the search itself to keep running automatically, see Save MLS search and turn on alerts.

Once a list exists, you can act on it: export the property list for a mail house or dialer as a CSV, or skip trace the saved property list to pull owner contact info. For the broader workflow of feeding results into lists, see add search results to a property list.

Add Selected Search Results to a Property List

Property lists in Revamp365 let you collect specific search results into a named, reusable set you can later export or skip trace. You build them straight from the results header using checkboxes plus the Actions menu, on both the off-market (unlisted) search and the MLS listing search.

Select the properties

Each result row and grid card carries a checkbox.

  1. Tick the checkbox on each property you want, or click the master checkbox in the results header to select every loaded property at once.
  2. The header switches from the total count to a "N Selected" pill with a Clear link.
  3. On MLS search, selecting all is capped at 1,000 properties โ€” past that you see "A maximum of 1000 items can be added to your list," and only the first 1,000 are selected.

Open the Add to List dialog

  1. With at least one property selected, click the Actions button in the header (it stays greyed out and disabled until you have a selection).
  2. Choose Add to List (the heart-plus icon). The Add to My List dialog opens.

Add to an existing list vs. create new

The dialog has a toggle. By default it opens on Create New List.

Choice What to do
Add to List Flip the toggle to the left, then pick a list from the Choose the list dropdown. Each option shows its current property count, e.g. Hot Leads (42).
Create New List Leave the toggle on the right and type a name in Enter list name.

Click Save. A toast confirms the properties were added, and the dialog closes.

Rules that affect saving

  • List names are capped at 20 characters and must be unique across your account. A duplicate or over-long name is rejected with a validation error under the field.
  • Adding to an existing list merges and de-duplicates: properties already on that list are not added a second time, so the count only grows by genuinely new picks.
  • On the off-market search, the name Skip-Traced is reserved for the system's master skip-trace list and cannot be reused โ€” you will get "This list name is reserved."
  • Adding off-market properties to a list also queues an automated valuation pass, so a freshly updated list may briefly show a pending valuation status while ARV/AVM figures populate.
  • An empty Choose the list dropdown just means you have no saved lists of that type yet โ€” switch to Create New List to start one. Off-market lists can be created on any plan; on the MLS listing search, saving to a list requires a paid plan, so Free users are prompted to upgrade when they try to save. Existing property exports follow the monthly allowance: Free 0, Pro+ 10,000 and Dealmaker 100,000 new properties, with unlimited lifetime repeats and paid Skip Trace / Deep Trace properties.

What the other Actions options do

The same Actions menu also exposes Skip Trace, Export, Remove from List, and (on the MLS listing search) Hide. The exact set varies by search: Remove from List only appears once you are viewing a saved list, and on the MLS search the list-based Skip Trace likewise appears only after a saved list is open. Tips

  • If Add to List does nothing, confirm at least one checkbox is ticked โ€” the dialog only opens on a non-empty selection.
  • Want the whole search saved as a living list instead of a hand-picked set? Use save a property search as a reusable list.
  • The dropdown only lists lists of the matching type: off-market lists appear on the off-market search, and MLS lists on the listing search.

Export a Property List as CSV for a Mail House or Dialer

Revamp365 exports property lists straight to CSV, and which columns you get depends on the list type. An uploaded or skip-traced list carries mailing addresses plus skip-trace phones and emails (dialer-ready), while a "Listing Search" saved list carries valuation and listing fields only (mail house, not dialer). Both downloads are UTF-8 with a byte-order mark so Excel opens them cleanly.

Export an uploaded or skip-traced list (mailing + phone + email)

This is the file a dialer or mail house wants, because it includes owner mailing address and skip-trace contact columns.

  1. Open Property Search (/unlisted-properties/search).
  2. Open the My Lists rail (the toggle on the filter bar; the rail docks on the right) and click the uploaded or skip-traced list you want.
  3. In the results, tick the checkbox on each property to include, or use Select All โ€” you must select at least one row, since the Export action is disabled with an empty selection.
  4. Open the bulk-actions dropdown and click Export (the download icon).

Review the export dialog, choose Export selection (or Export exempt properties only), then choose Download CSV when the file is ready. The header row includes Owner Name, Mailing Address, Mailing City/State/Zip, then ST Phone 1โ€“ST Phone 5 with matching ST Phone N Type columns, ST Email 1โ€“ST Email 3, and Contact 2/Contact 3 name, phone, and email blocks. Rows with no skip-trace record leave those cells blank.

You can also export a saved My Unlisted list (the heart-icon lists) straight from the rail: hover the list row and click the green download icon (titled Export). The downloaded CSV labels its phone columns Phone 1โ€“Phone 5.

Export a "Listing Search" saved list (no contact data)

MLS lists you saved from listing search export a different, valuation-focused file with no phone or email columns.

  1. Open Listing Search (/property/search).
  2. Open the My Lists rail and find your saved MLS list.
  3. Click the green download icon (titled Export) on that row.

The downloaded file is named revamp-properties.csv. Columns include address, list_price, est_avm, est_arv, est_cashflow, est_profit, mls_number, year_built, county_state, and agent contact fields (list_agent_email, list_agent_cell) โ€” but no owner phone or email, so this file suits mailers, not cold-call dialers.

Limits and gotchas

  • Select before you export. The bulk Export action is disabled until at least one property is checked; trying it with nothing selected shows "Please select at least one property to export." An MLS list export of an empty saved list returns a "List is empty" error toast.
  • Free allowance is zero for new properties. Previously exported properties and properties with paid Skip Trace or Deep Trace remain unlimited. A selection exceeding allowance is blocked as a whole; choose Export exempt properties only explicitly to download the eligible subset.
  • No contact columns on the MLS file is expected, not a bug โ€” those columns only exist after skip tracing. Read what each column means in read skip-trace results.
  • Encoding: both files start with a UTF-8 BOM, so double-click into Excel; for a dialer, map the phone columns to your phone fields.

If you would rather work the leads inside Revamp365 instead of an outside tool, push the property list into your Contacts CRM.

Property export allowances

Free: 0 new properties/month. Pro+: 10,000. Dealmaker: 100,000. Each property counts once for the account lifetime. Repeat exports and properties with paid Skip Trace or Deep Trace are unlimited on every plan.

Allowance resets on your subscription anniversary, including annual plans. Unused allowance does not roll over. The credit balance popup shows remaining property exports. Requests over the remaining allowance are blocked; you can explicitly export only exempt properties. CRM contacts, call logs and other owned business data remain unrestricted, even after downgrading to Free.

Skip Trace a Saved Property List for Owner Phones and Emails

Skip tracing turns the owners on a saved off-market list into reachable contacts by appending phone numbers and emails, then writing the results into your CRM. Runs are queued and processed in the background, so you can start a large list and walk away.

Open the List You Want to Trace

  1. In the left sidebar, open Property Search (the off-market search at /unlisted-properties/search).
  2. Open the My Lists panel on the right. Under Saved Lists you'll see each list with its property count; the Skip Traced Lists group shows how many records on a list already have results.

3. Click a saved list to load its properties into the table. If you don't have a list yet, build one first by following save a property search as a reusable list.

Select Properties and Start the Trace

  1. Tick the checkboxes for the rows you want, or use the header checkbox to select every property in the list.
  2. With at least one row selected, the Actions button turns gold. Click it and choose Skip Trace. (With nothing selected the button stays disabled.)
  3. The Skip Trace (In Background) dialog opens. Pick a Scope:

Missing Only (skip already processed) Default. Skips properties that already have a result, so you only pay for new ones.
All Properties Re-traces every selected property, even ones already done.
  1. Click Confirm. The selected properties are added to the background queue and the dialog confirms they are being skip-traced.

How Processing Works

A cron job works the queue 100 records at a time, so results appear gradually rather than all at once. Each property moves from pending to processing, then to completed (contact info found) or failed (none found). You'll get an email notification roughly every 1,000 processed records, plus a final email when the list finishes.

Under Missing Only, if Revamp365 already holds community data for an owner, it reuses it with no new lookup and no charge. Otherwise it calls the data provider and you're billed only when a trace actually returns contact info โ€” failed traces are free.

What You Get Back

Every successful trace:

  • Creates or updates a record in Contacts CRM, tagged with the list name and grouped into a saved view named after the list.
  • Fills the Skip Trace Contact, Skip Trace Phone 1โ€“3, and email columns on the property table (toggle these columns on if hidden).
  • Bumps the list's count in the Skip Traced Lists group and adds the property to your master Skip-Traced list.

Billing and Plan Notes

Skip tracing is metered per successful record: $0.15 on Free, and $0.10 on Pro+ and Dealmaker. On Free, the queue checks your prepaid credit balance before each list's batch and reserves enough to cover it. If your balance is too low or spending is locked, that list's items stay pending and resume automatically after you top up โ€” other users' runs are unaffected. Search Active and Pending MLS Listings

The Listed Properties Search page (Property > Search) queries live MLS data so you can pull Active, Coming Soon, Pending, and other status listings, then act on the results. This walks through the status filters, the quick-filter chips, and the views.

Open the search and set status

Go to Property > Search. The page loads pre-filtered to Active and Coming Soon listings sorted by DOM (Shortest to longest).

Click the Status chip to change which MLS statuses return. Revamp365 supports all nine:

Active and Coming Soon are checked by default. Off-market statuses (Withdrawn, Closed, Expired, Canceled) auto-apply a 180-day day-range so you only see recent records. To search Pending listings, check Pending and apply.

Narrow with the quick-filter chips

Next to Status sit four more chips. Each opens a popover; set values and click Apply.

  • Deal Type โ€” choose MLS, Wholesale, or Both.
  • Location โ€” run a Proximity Search (drop an address, then pick a radius from 0.1 up to 51 miles), or use Counties, City, and ZipCode. Picking a proximity address disables the county/city/zip fields.
  • Gold Filter โ€” one-click presets Fix & Flip, Buy & Hold, and Below Market. The Show Advance Filters controls (flip profit, cash flow, Delta PSF, accuracy rating) are locked on the Free plan.
  • DOM โ€” set Days-on-Market min/max. The Closed Date filter inside it only applies when Status includes Closed.

For a full field set (structure type, beds/baths, sqft, year built, lot size, HOA, zoning, agent, school district, and public-remark keywords), open the Advanced MLS Search panel from the filter button.

Switch views, sort, and act on results

Results show on a Map (desktop default), Grid (mobile default), or List. The header shows the matched property count.

Use Sort By to reorder โ€” List Price sorts both ways, while AVM, Rent, Cash Flow, Flip Profit, and Delta PSF sort high-to-low and DOM sorts shortest-to-longest.

Tick the checkbox on listings to reveal the Actions menu:

  • Add to List โ€” save the selected properties to a reusable list.
  • Skip Trace โ€” appears only when a saved list is active.
  • Export โ€” download the selection as CSV.
  • Remove from List / Hide from List.

Limits and gotchas

  • Free plan is capped at 200 search-page loads per day; paid plans are uncapped.
  • Selecting a saved list replaces your filters with that list's properties โ€” clear the list to filter the full MLS again.
  • A proximity address overrides county, city, and ZIP, so clear it to search by those instead.
  • Getting no results? Loosen status or location filters per troubleshoot zero-result property searches.

Filter MLS Listings by Days on Market, Price Drops, and Status

On the Listed Properties Search page (the Listing Search item in the left sidebar), three controls do the heavy lifting for finding motivated, time-sensitive MLS deals: the DOM chip, the Status chip, and per-status day ranges inside Advanced MLS Search. This covers how each one behaves and where the price-relative signal actually lives.

Filter by days on market (DOM)

Click the DOM chip in the filter bar to open the Days on Market popover. Set DOM Min and DOM Max, then click Apply. Leaving Min blank and setting Max to a low number surfaces fresh listings; setting a high Min (for example 90+) surfaces stale, aging inventory worth a lowball offer.

The same popover holds a Closed Date Filter (Earliest / Latest Close Date). It only takes effect when your Status includes Closed โ€” the popover notes: "Change Status filter to 'Closed' to use the Closed Date Filter."

Results default to DOM (Shortest to longest). Use Sort By to flip to longest-first, and add the MLS DOM column in List view to see each listing's day count.

Filter by MLS status

Click the Status chip to choose which statuses return. Revamp365 supports all nine:

Only Active is checked by default. The four off-market statuses โ€” Withdrawn, Closed, Expired, and Canceled โ€” auto-apply a 180-day window so you only see recent records. Aged Expired and Withdrawn listings are prime cold-outreach targets.

Set day ranges per status (Advanced)

For finer control, open Advanced MLS Search and scroll to Status โ€” Dates or Days. Each status row has its own Days Min and Days Max field, active once that status is checked.

Days are relative to today โ€” the panel states: "Days" are relative to today (e.g., 0โ€“180 = last 6 months). So Closed with Days Max 90 returns sales from the last quarter.

This section also exposes Listing Date Min/Max, a standalone DOM Min/Max, and Close Date Min/Max for exact-date windows instead of rolling day counts.

Finding price drops and underpriced listings

Revamp365's MLS search does not have a dedicated "price reduced" or "price drop since listing" filter. To target mispriced inventory, use the Below Market preset under the Gold Filter chip.

Those advanced Gold knobs behind Show Advance Filters are locked on the Free plan and require a paid plan; the Below Market preset itself stays available.

Save the filter set

Once your DOM, status, and value filters are dialed in, save the search from the filter bar to reuse it or turn it into recurring alerts โ€” see save MLS search and turn on alerts. If a combination returns nothing, loosen status or DOM first, per troubleshoot zero-result property searches.

View Comparable Sales (Comps) for a Listing or Property

Comps let you anchor an offer or ARV to what nearby homes actually sold for. Revamp365 pulls both MLS closings and public-record sales for any address you open, so you can compare like-for-like and build a report.

Open the comps tab

  1. From the left sidebar, open Property Search.
  2. Search an address (or open any off-market property) and click the result to open the property popup.
  3. Select the Comparable & Nearby Listing tab.

Comps load automatically using the subject home's square footage and property type as the starting range.

Choose your data set

At the top, pick a Data Set pill:

  • Public Record โ€” recorded deed sales (requires the parcel's FIPS, so wait for property details to finish loading).
  • MLS โ€” agent-reported closings.
  • Both โ€” merged, with overlapping sales de-duplicated (default).

Filter the comp set

Click Filters to refine. Defaults are a 1-mile radius, sales in the last 180 days, and Closed status.

Sort, view, and inspect

  • Use the Sort menu to reorder by distance, price, price per sq ft, sqft, close date, or year built. The default is Price / sq ft (high to low).
  • Toggle Grid, List, or Map view. Your choice is remembered.
  • Click any comp to open a Quick Detail card with sale price, beds/baths, sqft, lot, MLS number, days on market, and (for public records) the APN and seller.

Export or build a report

Tick the checkbox on the comps you want, then open the Actions menu:

  1. Export CSV โ€” download the selected comps (address, amount, beds/baths, sqft, price per sqft, distance, and more).
  2. Create Comp Report โ€” generate a Comparable Market Analysis you can save as a PDF for sellers or lenders. Its summary statistics show average sq ft, average $/sf (closed), average distance, and average sale across the selected comps.
  3. Reset filters & selection โ€” clear everything and reload.

Use the select-all checkbox to grab every visible comp at once.

Find the Real Owner Behind a Corporate Property

When an off-market property is owned by an LLC, INC, or trust, a plain skip trace returns the entity name โ€” not a person to call. This article walks through filtering Unlisted Property Search for vacant corporate-owned properties, then using Skip Trace and Deep Trace together to get to the real human behind the entity.

Filter for vacant corporate-owned properties

Open Unlisted Property Search from the main nav. Click Filters in the top toolbar to open the Advanced Property Search dialog and select your county.

To narrow results to motivated corporate sellers, apply two filters:

Vacant distress tag โ€” In the left sidebar, click Filters and open the Distress tab inside Intelligent Filters. Check Vacant. The checkbox turns gold and a badge appears on the Distress tab.

Business ownership โ€” Click Ownership in the left sidebar. Under Entity Type, check Business (LLC). This limits results to properties where the registered owner is a corporate entity.

Click View Properties. The map and list update to show only vacant, business-owned properties in your chosen market.

Cards labeled High Equity and Business Owned are the strongest Deep Trace candidates โ€” there is equity to negotiate and a corporate veil to pierce.

Open the property and check the owner type

Click any card to open the full property detail. Scroll to the bottom and click Open Owner Info. The Owner Information dialog shows the entity name, mailing address, entity type, and portfolio snapshot.

When the Entity Type reads Corporate or LLC, the actual decision-maker is hidden behind the entity name. That is when Deep Trace is worth running.

Run Skip Trace

In the CONTACT DETAILS section of the Owner Information dialog, click the gold Skip Trace button. Results return in seconds.

Skip Trace returns the registered contacts at the mailing address โ€” names, phone numbers, email addresses, and connected people. For a corporate owner it may return employees, registered agents, or associated individuals rather than the principal directly.

Skip Trace costs $0.15 per successful record. A trace that returns no contact information is not charged. For full details on reading and saving results, see Skip-Trace a Single Contact.

Run Deep Trace BETA

Once Skip Trace has results, click the purple sparkle button in the top-right corner of the Owner Information header. Deep Trace launches immediately and runs in the background.

A terminal panel opens in the Contact Details section showing the investigation in real time. Deep Trace runs up to 17 analysis steps โ€” querying Secretary of State records, searching each skip-traced contact against the entity name, analyzing nonprofit databases, court filings, property deeds, and cross-referencing LinkedIn and business registrations.

Investigation time is typically 60โ€“120 seconds. Deep Trace costs $1.00 per record on the Free plan. Do not close the dialog while it runs.

Read the Deep Trace report

When the investigation completes, the terminal is replaced by a structured report.

After Deep Trace completes, each skip-traced contact is automatically re-labeled:

  • OWNER โ€” the identified principal (your primary outreach target)
  • FAMILY โ€” family members connected to the owner
  • ASSOCIATE โ€” business associates
  • RESIDENT โ€” people at the address with no ownership connection

Start with the OWNER-tagged contact. If Deep Trace returns Medium or Low confidence, the AI Investigative Logic section explains the gap โ€” a missing SoS filing or a common name with multiple matches are the most frequent reasons.
