What the Deal Pipeline Is in Revamp365
The Deal Pipeline is where you track active real estate deals from contract to close, separately from your raw leads in the Contacts CRM. You open it from Pipeline in the left sidebar. Pipeline is part of the Dealmaker Syndicate plan.
What the pipeline is for
A lead becomes a deal once you are working it toward a closing. The pipeline gives each deal its own card, a stage in your workflow, financials, tasks, documents, and an activity log — so you always know what's outstanding and what every deal is worth.
You can run separate pipelines per deal type, each with its own stages:
- Wholesale
- Fix & Flip
- Buy & Hold
- Listed Sale
- Other
Stages and views
Each deal type seeds a default set of stages the first time you open it. Wholesale, for example, runs Under Contract → Due Diligence → Marketing for Assignment → Buyer Identified → Assignment Executed → Title & Closing → Closed. Other deal types get stages tuned to that strategy. You can rename, recolor, reorder, add, or delete stages to match how you work — see Customize Pipeline Stages.

Moving a card to a new stage can auto-create that stage's checklist tasks, so the next steps appear without retyping. See Move and Bulk-Update Deals.
Deal cards and financials
Open any deal to see tabs for Activity, Documents, Photos, Tasks, Contacts, and Financials. The Contacts tab links the seller, buyer, title company, and lender to the deal; the Activity tab logs every stage change and note automatically.
The Financials tab groups numbers into Revenue (contract price, ARV, marketing price), Costs (rehab, holding, selling, earnest money), and Profit. Revamp365 auto-computes the assignment fee and projected profit from the figures you enter, and flags any value you override so you can reset it to the calculated amount. A stats bar across the top rolls up your active deals, total pipeline value, projected profit, deals closing this month, win rate, and average days to close.
How deals flow through it
- Create a deal from a contact, or add a new one with the New Deal button.
- Work it stage by stage as tasks get done.
- Update financials and attach contracts, photos, and documents.
- Optionally push a wholesale deal to your My Deals marketplace listing.
- Close it as won or lost — closing a deal also updates the linked contact's lead status.

Creating and Managing Deals in Your Pipeline
A deal is how you track one property from contract to close inside Revamp365. Open Pipeline from the left sidebar to reach your board, then create a deal and work it through each stage.
Create a deal
- On the Pipeline board, click New Deal (top right).
- Give it a Title (required) — for example, "123 Main St Wholesale."
- Pick a Deal Type: Wholesale, Fix & Flip, Buy & Hold, Listed Sale, or Other. The type determines which stages and starter tasks your deal gets.
- Optionally add the Property Address, Contract Price, Closing Date, and Priority (Low, Medium, High, or Urgent).
- Click Create Deal. You land on the deal's detail page.
The first time you create a deal of a given type, Revamp365 seeds a default set of stages and auto-task templates for that type. You can also start a deal from a person in the Contacts CRM — that links the contact to the deal as the seller automatically.
Fill in the details
The deal detail page has a sidebar with editable cards plus tabbed sections:

Click any field to edit it; changes save on the spot. For the full breakdown of ARV, repairs, and MAO, see Add Deal Financials.
Move it through the stages
The stage progress bar at the top shows where the deal sits (for example, Under Contract → Due Diligence → Closing → Closed).
- Click a stage on the progress bar to move the deal there, then confirm.
- On the Kanban view, drag a deal card between columns.
- Moving into a stage adds that stage's template tasks automatically.

Close or push a deal
When a deal is active, use the actions menu to:
- Close Won — record the actual closing date and final price.
- Close Lost — note a reason it fell through.
- Push to My Deals — list a wholesale deal on the marketplace.
The Pipeline board's stats bar tracks active deals, pipeline value, projected profit, and win rate so you always know how your portfolio is moving.
Filter the Pipeline Board by Stage, Value, and Activity
When your pipeline fills up, the Filter dialog lets you zero in on a slice of deals by stage, priority, status, contract value, location, and date ranges. Filtering is per deal type, so pick your board first, then narrow it down.
Open the filter dialog
- Go to Pipeline in the left sidebar.
- In the toolbar, click Filter (the funnel icon). A badge on the button shows how many filters are active.
- The dialog opens with four categories down the left side: Deal Info, Property, Financial, and Dates. Each category shows a count badge once you set something inside it.
Filter by stage, priority, and status
Under Deal Info you control the core deal attributes:
- Deal type — switches the board (Wholesale, Fix & Flip, Buy & Hold, Listed Sale, Other). Each deal type has its own stages.
- Stage — pick one or more stages. Leave it as "Any stage" to show all.
- Priority — choose any of urgent, high, medium, or low.
- Status — select one or more. Leave it empty to show every status.

Filter by value and dates
Use Financial to set a Contract Price Range with a Min and Max in dollars. Leave Max blank for no upper bound.
Use Dates for two independent ranges:
- Closing Date (From / To) — the expected closing window.
- Date Created (From / To) — when the deal was added, useful for surfacing recent or stale activity.
Under Property, you can also filter by County, Zip Code, or whether a deal has a property address.
Apply, clear, and search
- Set any combination of filters, then click Apply Filters. The board reloads and the URL updates so the view is shareable.
- To reset everything, open the dialog and click Clear All.
- Need to add or rename stages first? Click Customize Stages in the dialog footer. See customize pipeline stages.
The Search box in the toolbar is separate from the filter dialog. It matches a deal's title, property address, buyer name, and title company, and stacks on top of whatever filters are active.
Good to know
- Filters apply to the active deal type only. Switching deal types loads that board's own stages and deals.
- Table view paginates 25 deals per page; Kanban view shows up to 20 cards per stage column with a "more" indicator beyond that.
- The Deal Pipeline requires the Dealmaker Syndicate plan. Once you've narrowed the board, move and bulk-update deals to act on the results.
Customize Pipeline Stage Names and Colors
Your Deal Pipeline ships with sensible default stages for each deal type, but you can rename them, change their colors, add your own, and remove the ones you do not use. Stages are saved separately for each deal type, so editing Wholesale stages never touches your Fix & Flip board.
Open the stage customizer
- In the left sidebar, click Pipeline (this requires the Dealmaker Syndicate plan).
- Pick the deal type you want to edit. The board defaults to Wholesale; use the Filter dialog to switch to Fix & Flip, Buy & Hold, Listed Sale, or Other.
- On the toolbar, click the gear icon labeled Customize stages.
- The Customize Pipeline Stages dialog opens with every stage for the current deal type.
Rename a stage or change its color
Each row has a color swatch on the left and the stage name beside it.
- To recolor, click the swatch and pick a color from your browser's color picker.
- To rename, click into the name field and type a new label (up to 100 characters).
Changes save automatically when you click away from the field or close the picker — there is no separate Save button. A toast confirms a failure if one occurs; otherwise the new name and color appear on the board after it reloads.
Add a new stage
- At the bottom of the dialog, click the color swatch to set a color (the default is blue).
- Type a name in the New stage name... field.
- Click Add, or press Enter.
New stages append to the end of the board for that deal type. Drag a deal card into the new column on the Kanban view to start using it — see move and bulk-update deals.
Delete a stage
Stages you created show a trash icon. Click it and confirm to remove the stage.
Important: any deals sitting in that stage are not deleted — they become No Stage and stay searchable. Re-stage them from the board afterward.

Default stages are protected from deletion so you never lose your closing stage by accident. If you try, the app blocks it with a "Cannot delete a default stage" message. To retire a default stage you no longer want, rename it instead of deleting it.
When you finish, click Done. Your stage layout drives the columns on both the Kanban and table views, and it feeds the auto-task templates attached to each stage.
Move Deals Between Stages and Bulk-Update the Pipeline
Your Revamp365 pipeline is where deals travel from contract to close. Open Pipeline in the left sidebar, then move cards, re-stage them in batches, and flip status or priority as deals progress. Pipeline requires the Dealmaker Syndicate plan.
Pick a deal type and a view
The board shows one deal type at a time. Use the Filter button to switch between Wholesale, Fix & Flip, Buy & Hold, Listed Sale, and Other — each type keeps its own stages and deals.
Two view buttons sit in the toolbar:
- Kanban (column icon) — drag-and-drop cards between stage columns.
- Table (list icon) — a sortable row list showing Title, Address, Stage, Contract Price, Closing Date, Priority, and Status.
The board opens in Table view by default. Switch to Kanban whenever you want to move deals by dragging.
Move a deal to a new stage
On the Kanban board:
- Click and hold a deal card.
- Drag it onto the target stage column (the column highlights with a ring).
- Release. You'll see a Stage updated toast.
Each move stamps the time the deal entered the stage (the card shows "Nd in stage"), logs a stage-change entry on the deal's activity feed, and auto-creates any tasks you set up for that stage.
You can also re-stage from inside a deal. Open it, then click a stage in the progress bar and confirm the Move deal to "…" prompt.
Re-stage many deals quickly
There is no multi-select checkbox on the board — instead, drag cards one after another to update a batch fast:
- Use the Search deals… box or Filter to narrow the board to the deals you want to touch.
- Drag each card to its new column; every drop saves on its own.
- Tall columns paginate — click Load More to pull additional cards into a stage before dragging.
To reorder the columns themselves (not the deals), open Customize stages (gear icon). See customize your pipeline stages.
Update status and priority
Stage and status are separate. Priority (Low, Medium, High, Urgent) and status come from each deal's detail page, opened by clicking a card or table row.
On an active deal's page, the top-right actions (shown as buttons on desktop and under the ⋮ menu on mobile) offer:

Closed-won and closed-lost deals stop showing closing-date urgency. To dig into financials while you move a deal, see add deal financials, ARV, repairs, and MAO.
Add ARV, Repair Estimate, MAO, and Profit to a Deal
Every deal in your Revamp365 pipeline stores its own financials: after-repair value (ARV), rehab estimate, contract price, and a projected profit that the system calculates for you. Enter the inputs once and the math updates automatically based on the deal type.
Open the deal you want to edit
- Click Pipeline in the left sidebar to open your board.
- Click any deal card to open its detail page.
- Find the Financial Snapshot card in the deal sidebar (shown to the left of the tabs on desktop, stacked below them on mobile). This is where you type the numbers.
Enter your numbers in the Financial Snapshot
The snapshot card has five inline-editable fields. Click any value (it reads "Add amount" when empty), type a number, and it saves on its own:
- Contract Price — your purchase price under contract. Treat this as your max-allowable-offer (MAO) target.
- ARV — after-repair value.
- Marketing Price — your assignment/list price (used for wholesale).
- Rehab Estimate — estimated repair cost.
- Projected Profit — auto-calculated, but you can override it.
All amounts accept dollar amounts and cannot be negative, except projected profit and assignment fee, which can go below zero.
How projected profit is calculated
The formula depends on the deal's type, set when the deal was created:

For wholesale deals, the Assignment Fee is computed the same way (Marketing Price − Contract Price).

Click the Financials tab (calculator icon) at the top of the deal for a read-only summary grouped into Revenue, Costs, and Profit. Holding Costs, Selling Costs, and Earnest Money also appear here. A calculator icon means the value was auto-computed.
Overriding a calculated value
If you type a projected profit (or assignment fee) that differs from the formula, the deal marks it as a manual override:
- A pencil icon and "Manually set" label appear next to it.
- The system stops recalculating that field, even if you change ARV or rehab later.
- Click Reset to computed to drop the override and return to the formula.
Tips
- Set the deal type correctly first — it decides which formula runs. To rework your stages, see customize pipeline stages.
- Projected profit only auto-fills once its required inputs exist (for fix & flip, both ARV and Contract Price).
- Active-deal projected profit rolls up into your pipeline summary stats at the top of the board.
Track Contract Dates, Closing Milestones, and Won or Lost Deals
Every deal in your Pipeline carries its own contract timeline plus a clean way to close it out. Open Pipeline from the left sidebar, click a deal, and work from the Key Dates card and the close buttons in the header.
Set contract and closing dates
The Key Dates card lives in the left panel of the deal detail page. Each field is an inline date picker — click the value (or "Add date"), pick a date, and it saves on its own:
- Earnest Money — the earnest money due date
- Inspection — your inspection contingency deadline
- Financing — the financing contingency deadline
- Closing — the scheduled closing date
- Actual Close — the date the deal actually closed
The card also shows Days in Stage, counted from when the deal entered its current stage.
Read the urgency badges
While a deal is active, each date shows a colored badge based on how close it is to today:

Once a deal is closed (or sitting in a closed stage), these badges disappear so finished deals stay quiet.
Get reminded before deadlines
A daily job sends notifications for upcoming and overdue deadlines on active deals:
- Closing date — 7 days and 1 day before
- Earnest money — 3 days before
- Inspection and financing — 1 day before
- Overdue — alerts continue for up to 7 days past any missed date
Keep your dates accurate and the reminders take care of follow-up. To get tasks tied to milestones, see create and complete follow-up tasks.
Close a deal as won
- On an active deal, click Close Won in the header (or Close Won in the mobile menu).
- Confirm the Actual Closing Date — it defaults to today.
- Optionally enter the Closed Price.
- Click Close as Won.
The deal's status becomes closed_won, the actual closing date is stamped in if you left it blank, and the linked contact's lead status flips to CLOSED. The deal leaves the active set, so it drops out of the Active Deals, Pipeline Value, and Projected Profit counters at the top of the board.
Mark a deal as lost
- Click Close Lost on an active deal.
- Type a Lost Reason — this field is required.
- Click Mark as Lost.
The status becomes closed_lost, your reason is saved on the deal, and the linked contact's lead status changes to Dead. Both outcomes are written to the deal's Activity tab so you keep a full history.
Reopen a closed deal
The Close buttons only appear while a deal is active. Reopening a deal back to active is logged as a reopen event in the Activity tab, so the audit trail stays intact.
